What we do
Karsan & Philip Wall and Ceiling is a drywall contractor based in North Vancouver, working across the North Shore and Greater Vancouver since 2014. We board, tape, and finish walls and ceilings for homeowners, builders, and general contractors. That covers houses, condos, multi-unit buildings, and commercial interiors. Steel stud framing, Level 4 and Level 5 finishing, textured and T-bar ceilings, fire taping, and repair work on ceilings another trade has opened up. How the work goes
1 / Frame and insulate
Studs set, insulation and vapour barrier in. Everything that is going to be wrong later is decided here.
2 / Board and tape
Board hung, seams taped, coats built up and sanded between passes.
3 / Finish
Level 4 or Level 5, primed and ready for the painter. Flat light across the wall is the test.
Before you call anyone
What is a Level 5 finish, and do I need one?
Level 4 is the standard for walls that get a flat paint colour. Level 5 adds a thin skim coat over the whole surface. You need it when the wall takes gloss or semi-gloss paint, or when strong side light runs across it, because those show every seam and screw. It costs more and takes longer. If your job does not need it, we will say so.
Can you patch it, or does the whole ceiling come down?
Usually we can patch. A patch is faster and cheaper, and if the texture is matched properly you will not find it afterwards. Full replacement is for board that is soaked, sagging, or damaged across too many seams to blend. We will tell you which one you are looking at when we see it.
Why do two quotes for the same room differ by thousands?
Almost always finish level, or what is included. One quote is Level 4 with the painter handling prep, the other is Level 5 with priming. Ask both quotes to state the finish level and who primes. Then they are comparable.
